RIGHT HERE AND NOW - THE PERFECT STORM

There is a perfect storm brewing in the workplace, and we have positioned ourselves, with our expert partners, right at the heart of how to ‘calm it all down’ …

What is going on?

Nutshell:  Halogen lights are becoming obsolete, and this is helping to drive both a significant commercial agenda item and a terrific ESG opportunity.

The UK Government began phasing out the sale of higher-energy halogen lightbulbs in 2018.

Then in September 2021 a full ban was announced – to drive major savings on energy bills and cut emissions, fluorescent lamps (T5 & T8) will be banned from September 2023.

Where do we come in …

First and foremost, we have access to the market leading manufacturers, and therefore our finger on the pulse on all innovations in the lighting world across the commercial, outdoor, hospitality, and residential sectors.

Most importantly we are leading the way in advising on LED Smart Technology - particularly remote monitoring which combines wired and wireless repair tracking.

This is driven by an imperative need for building owners to reduce energy consumption and cost, boost the circular economy, whilst managing lighting assets throughout their life time.

Replacing fluorescent tubes with LED lights means:

- Lower costs (including significant manpower reduction)

- More energy efficiencies

- A better quality of light

- A much longer lifespan

The work that we are developing with British Land, focussed on their drive to remove ‘man in a van’ from the street …

During Covid-19 there was a requirement for key workers to continue to operate empty buildings:

- To turn on taps manually to remove the possibility of legionnaires’ disease,

- To undertake manual testing to remain building compliant

- To undertake CO2 monitoring

At the heart of our work with them – centred around LED luminaire provision – is using our technology to bring multiple sites into a remote modelling platform.

Phase one is our capability audit at four of their key sites:

- Ealing Broadway

- Facebook

- Meadowhall Shopping Centre

- Surrey Quays

The core objectives for British Land are:

- Lower costs (including significant manpower)

- Uplifts in EPC ratings for their buildings

- Robust environmental monitoring

- Increased portfolio capital value

- Increased portfolio rental value
